Cleveland’s commercial real estate market has crossed an important threshold.
The Cleveland Commercial Real Estate Demand Index reached 102.0 in Q2 2026, up 8.4 points from a year ago and above the national benchmark of 100. Cleveland ranked 113th nationally.
The longer-term trend is notable, too. Cleveland’s index stood at 82.0 in Q1 2022—an increase of approximately 20 points over that period.
So what’s driving the improvement?
Retail.
Retail trade grew 1.2% year over year, making it Cleveland’s strongest commercial real estate driver. Leisure and hospitality also showed strong growth at 3.7%.
But there are still areas of weakness. Professional and business services declined 1.2%, while transportation and warehousing declined 0.2%.
The takeaway: Cleveland’s CRE market is improving, but the recovery isn’t uniform.
That makes the next question particularly important: Where are the opportunities?
The latest data points toward retail and mixed-use development, neighborhood commercial districts, redevelopment and adaptive reuse, and continued investment in high-quality commercial properties.
